you are organised!”

•  Check the approximate cost of the house, renovation or extension you have in mind with your architect or draughtsperson. They should have a reasonable idea and may well have designed to your budget.

•  When you are happy with your plans and the estimated cost is within your budget, you are ready to take your plans to a builder. Remember, a builder who takes the time to come to your home and quote, wants the work. Most builders are obliging and well organised.

•  Where possible know and tell the builder exactly what you want. Some client-builder relationships can break down because the client keeps changing their mind or because they are railroaded in to making quick and hasty decisions before they are ready. Finishes, fittings and appliances need to be decided upon early on – so that builder can allow for all the necessary preparations and quote accordingly.

•  Ask for recommendations and check examples of builders work. Are they happy to provide this information or are they hiding something? Honesty and trust are very important in the relationship between builder and client.

•  Test the builders’ attitude: Are they pleased to quote? Are they easy to talk to? Are they approachable? Do they seem knowledgeable? Are they in tune with your ideas? It is good to try and find a builder with a compatible character and similar ideals to yourself. There is nothing worse than a builder “putting down” your style or taste. You must feel comfortable that you can both work on your project together.

•  Get three quotes. Builders are used to quoting and being competitive. However, do not waste their time. Quotes take hours of labourious work and long waits for other tradespeople to get back to them regarding costs.

•  Make sure the builder has all the necessary insurances in place

•  When you find someone who has an attitude and personality with which you feel comfortable. You are happy with the examples of their work. You have spoken to past clients and read past references. You believe that you can work with the builder and that they can complete your project. The price you have been given is compatible and within your budget.

•  You are now ready to take the next step which is finalising your builder, signing the contract and starting your dream!!
